Successful policy is built on negotiating tradeoffs between what a community wants and what can actually be financed and built. We help clients navigate those tradeoffs directly, and we're building toward tools that make the tradeoff visible in real time: change a residential zone's floor area ratio, setback, or parking requirement, and see exactly what can still get built, and by how much. The same approach applies to environmental building standards, inclusionary housing policy, or any other requirement that touches a project's bottom line. Through this process, we can also approximate the scale, and therefore the strategy, needed to bridge the gap between a community's goals and what the market supports. With that financing gap in hand, we identify the funding strategies that can make projects pencil.
